why do I need

a property lawyer?

Buying your first home is nothing short of exciting. From the thrill of having your offer accepted to the joy of moving into YOUR new home - the start of your property journey is sure to be a series of memorable milestones and firsts.


All of these exciting moments can often be a bit daunting, which is why it’s important to have a dedicated professional by your side: a property lawyer, also known as a conveyancer.

Your property lawyer or conveyancer is your advocate and represents your interests in your home-buying process.
They'll navigate you through the legal intricacies of the transaction, ensuring a smooth transition from the exchange of contracts (which legally binds the purchase) to the day of completion (when you finally get the keys).

A conveyancer will also:
  • Verify your identity, including cross-referencing your details with official documents and performing online assessments. Getting this right at the start of the process helps avoid potential delays down the line.
  • Help smooth out your buying process. Although they can’t guarantee you’ll move by your preferred moving date, they will work hard to make it happen.
  • Ensure you have an Energy Performance Certificate (EPC) and organise a Property Information Form (TA6), which includes the property’s energy consumption, and any associated costs.

Although this is not part of a conveyancer’s role, a conveyancer can help you arrange a surveyor - an essential part in your property purchase process. Once all is complete, and you’re happy with the results, you'll need to sign the transfer deed, known as the TR1, which transfers ownership post-completion. You will also need to transfer your deposit to the conveyancer, who will coordinate with the mortgage lender (if you have a mortgage) and will arrange all necessary documentation, including contracts and any required paperwork needed for completion.
